Progress On 453 W 70th (Project Brookside) Part 3

So much has been done at 453 W 70th Ter since our last progress post.  It’s always amazing to see such a large scale renovation take place.  This is the 4th remodel the Vizion crews have done in Romanelli Gardens over the past year and while all the other homes have been special in their own way this one clearly takes the cake.

As you can see the exterior paint has been nearly completed.  Its hard to believe that just a few weeks ago this house was light brown with a dark brown trim.

Here is a shot of our crews hard at work on a saturday installing cabinets in the kitchen.  I love this kitchen.  The wow factor is in full effect here.

In the bathrooms cabinet vanities have already been set.  As you can see the tile floors have already been completed.

All the new windows have also already been installed in this house.

According the our head contractor this job should be done by late July.  A special $5k bonus has also been applied to this property for anyone who brings us a buyer for this property before its completion details to follow.

2 Vizion Homes Under Contract in Under a Week

It’s been a very eventful few days down here at Vizion.  For the first time ever we’ve had multiple offers not just on one Vizion property but on two.  Our latest flip 5909 Granada in the very popular suburb city of Fairway, KS was listed  Tuesday afternoon and by Friday we already had 3 very good offers on the house.  All within just a few grand of the asking price and all willing to close very quickly.  For the first time ever we had the pleasure of telling all parties to submit their highest and best offer a tactic many of the banks we purchase properties from use on us often.

Our property at 9025 Manning we which all assumed would be a lease option property at best was the real surprise of the week.  Over the weekend we received two offers one of which was willing to pay full price for the home with very minimal closing costs.  While the investor on this property was planning on holding onto it long term he naturally agreed to flip the property when he took a look at the profit he would be making.

Everyone at the Vizion team is very grateful for what has happened here over the past few days.  We hope for a similar situaton will take place on flip at 453 W 70th later this month.

Progress On 453 W 70th (Project Brookside) Pt. 1

Week one is behind us on 453 W 70th and what an impressive week it has been.  Currently our crews are working on two huge home remodels it will be interesting to see which house gets done first.  Personally I just can’[t wait to get these fantastic homes on the market and get them sold.  As many of you know Jason and I shot some video of this house a week or so back.  We plan on shooting some follow up footage this weekend.

Here is a shot of the kitchen which as you can see has been entirely torn out.   You’ve really got to love all the open space this house has between the living room, dining room, and kitchen.

Upstairs the new hallway and bathroom has already been framed in.  Now that’s fast work.

What you’re seeing here is our crews framing in the wall.  This used to  be the main bath but is being converted into the master bathroom.  Did I mention our guys were hard at work on a Saturday?

Progress On 6644 Larsen (Project Shawnee) Pt. 3

Our custom home remodel in Shawnee, KS is really starting to come together.  Many people have called about this home and its been my displesure to tell them that their house hunt was not going to be ending here.

This past week was tile week at 6644 Larsen.  As you can see here new tile has been installed in the kitchen and dining room.  I love how open and spacious the kitchen is on this house.  We don’t get many like this.

Our custom home remodel of 6644 Larsen is moving along reletively on schedule minus a few minor hiccups with the city.  Chances are that even if this home wasn’t being done as a custom remodel we still would’ve done this house as a flip.  As you can see here the exterior paint has already been completed.

On the inside of this house we’re working on the finishing up sheetrock, painting, and electric.

I really love how much the kitchen/dining/ living area has been opened up in this house.

If all goes well we should have more updates next week.

Progress On 5909 Granda (Project Fairway) Pt. 1

More than likely this will be the only progress post for our home renovation at 5909 Granada.  Honestly I wasn’t expecting the renovation to come together so quickly.  By the looks of things this home will be completed within the next 2 weeks.

Here’s a shot of front of the house.  I love the neighborhood this house is in located in.  Fairway, KS has only been a city in Kansas for about 60 years but its still easily one of the nicest suburb cities of Kansas City.

Here is a shot of the kitchen.  We’re planning on using the same granite counters in this house as we used in our renovation of 424 Dartmouth.

While this home is only a 2 bedroom 1 bath its still much larger than most 2 bed 1 bath home in the area.  Here is a shot of the living room.

Progress On 4341 Wyoming (Project Westport) Pt.2

Things are moving right along on the home renovation of 4341 Wyoming.  I stopped by the property late last week while checking out a few other potential flips in the area.  I’ve gotta say other than brookside the westport area is one of my favorite parts of the city the neighborhood are so beautiful.

When we’re doing a rehab job in an area like this our goal is to update the house while keeping as much of the homes original charm as possible.  Here’s a shot of the living room.  When I was there the new windows were being installed.

It looks like we’re moving the washer and dryer up to the main level right off of the kitchen.  That’s a real great feature since most of the homes in this neighborhood have the washer and dryer in the basement.

Easily my favorite part of this renovation has to be what’s taking place in the master bedroom.  Here’s a shot from the back corner of the master bedroom showing the entrance on the right and the huge master bath on the left.  Its hard to believe that the master bathroom used to be another bedroom upstairs.  Taking out this extra room and transforming it into master suite was a fantastic idea.

I love how well this house is coming together.  More updates coming next week.

Progress On 9025 Manning Part 2

It was a little out of the way but I found time today to stop in at 9025 Manning Ave.   This remodel is comming together very quickly.  Everytime I come to this house I can’t help but think that this is a house we could probably flip.

Here is shot of the front of the house.  As you can see the exterior paint, new roof, and garage doors have been installed.

The paint scheme inside of  this house is a bit differnet but I think it still works.

Here is the kitchen.  The cabinets were getting sanded while I was taking pictures.

Progress On 10411 Manchester Part 2

10411 Manchester is quite possibly the nicest rental property I’ve ever seen in this price.  The new tenant who is ready to move in once this remodel is completed will be getting an incredible deal.

Here is a shot of the front of the house.  As you can see the balconly off of the master has been completed and so has the exterior paint.

This is the living room.  As you can see the new windows and carpet have been installed.

Here is the kitchen.  I love all the cabinet space in here.

This is the shot of the full bathroom upstairs.  It was a very good move to put in a double bowl vanity in here.

Of course the real deal maker on this house is the basement.

This home should be done early next week.

Progress On 4341 Wyoming Part 1

I drove out to the Westport area of Kansas City this afternoon to take a look at our renovation at 4341 Wyoming. Everyone in the office is very eager to see how this home turns out.  Many of the houses in this area have been recently remodeled so its even more of a challege to make sure that ours is the best house on the block.  Just like alwasy time is of the essence.  Home remodels in the summer tend to go faster but big jobs like this can become a real challenge with the heat.  If all goes well we will have this house done and on the market some time in July.  Right at the peak of selling season.

When the Vizion sign is in the yard it means one of two things.  Either this house has been completely remodeled and is move in ready or this home is about to become the best home on the block.  In this case its the latter.
